Wondering the best way to analyze a market we are looking to invest in. What metrics should we look at and then what are we looking for? Then numbers work for us on the deal, but we want to be sure we can keep it filled.

You can never be sure you can keep it filled, so forget that as a "metric" goal.

Analyze the number$ for the following:

1 - Cost to get into the market (4Sale listings)
2 - Profit potential in that market (Sold Comps)
3 - Cash Flow potential (rentals)

...and when I speak of "getting out/in" I'm not referring to you...I'm referring to your money.  Specifically, your seed money/cash...and how fast.
