Hello. I signed on a day or two ago, and have gotten some help and insight already--one particular idea is _patience_. I've realized that though I want to buy yesterday, I don't have to even tomorrow.

I'm working on learning because I want to buy me a different home to live in, and perhaps another property for investment: it depends on what I'm able to do. Seems the ones I want are more than what it looks like is in the pocket. I'm talking middle class. Not ritzy, just nice. I heard the announcement on NPR some months ago about Zillow, but not the access info. I spent several days before finding it, and have used it numerous times since. The comps they post are helpful, and I do hope they are accurate. One really important piece of information they supply(so far) is property parcel numbers.

Now, I'm using the collective wisdom from this forum, Zillow, and the local county tax and assessor's information to help me in my search. I sure wish that days on market were listed here, but they're not...

The local market seems slow, or rather more naturally paced, down from a really hot market of the last several years. I hope the house I'm particularly interested in soon drops in price. It's been on market over a month at about 200,000. I want to purchase it for a lot less! :mrgreen:
Ssomeone suggested no more than 70 cents on the dollar. That would work for me, lol! I really wish I had done this 4-5 years ago.
