Starting a Luxury Home Building Business

I’m interested in starting a Custom Building and Luxury Remodeling Company. I’m new to investing but I’m willing to start flipping first with smaller projects to educate myself more. I live in the Philly area so I know that there are certain laws specific to each regions for license requirements to start a building business. I don’t have a construction background, my plan is to partner or hire a construction team and I would focus more on the designing and business management. My plan is to purchase my own properties/land, build or restore and resell and then offer my services to other investors or property owners.

I know my next steps should be forming the business and choosing the legal entity. Getting my insurance in place etc,. But I’m not sure where to begin after that... I just started my research so I’m not sure where to go or who to talk to to find out more information.

best way to do this is go work for someone who needs an employee and learn the business from the ground up trying to learn this on the internet is a 99% failure rate.. 

plus your talking about a very capital intense business.  with a lot of competition..
