Turn-Key Properties and its process

Hello group so I have been playing both sides listening to podcast on BP and Active Duty Passive Income for those that are familiar with both.. So one RE model I've just got done listening to podcast on Turn-Key investing.How many of you started with this model when starting, and what was the process.

@James Wise  really no different than any fix and flipper other than they are doing projects to be sold for rental purposes instead of owner occ .. or the same thing.. with new construction.. do it yourself you may save money.

or buy from Lennar or Horton move in ready.. that's turn key new construction owner occ.. coined a new one.

although with some of the new construction especially when I get east of the Ole Miss  I cant build for what you can buy a new home from these companies for even if it did it myself.. 

its finding that sweet spot.. were turn key works for rental purposes is the homes should generally finance of course. so you can get into one with less money down then buying a home that wont finance and you need to pay cash do your own rehab then refi out. the BRRR method this can save folks 5 to 15k.. but its not without its associated risks.. long distance rehab is about as risky a thing an investor can do.. finding that one an a million team to execute it.. is key
