does anyone know if real estate crowdfunding platforms are legit?? If so which ones are good and do they actually give investors a return on investment ??

Yes I have been paid returns, but that doesn't mean you should count on every site (or deal) being the same way, and I would recommend doing your due diligence.

Most of the non-accredited platforms have deals with really high fees, very little or no skin the game and less experienced sponsors than accredited deals. So no: I don't invest in either Fundrise or Realty Mogul myself.

But if I were nonaccredited, I would consider both of those for either a 3rd or 4th choice in my portfolio. Personally I would start with the largest and most experienced fund in the industry, which also has the most conservative strategy: Blackstone Real Estate Investment Trust (BREIT).

Fundrise and Realty Mogul both have an income fund with similar fee structures that might be a good addition after a core plus fund like BREIT. Fundrise will try to get you to invest your money across all of their deals, which isn't something I would personally want as a conservative investor because of the risk profile of some of their offerings. But if you are more aggressive, maybe this would be interesting to you.
