I haven't seen any cash-on-cash returns higher than around 7-8% with the duplexes I have seen. Could be my conservative numbers?

Leveraged? You should do better than that in real life; perhaps you have been conservative with rents, reserves and expenses - as you should. And that's only cash flow, right?

The coldest I have seen on my car's dash was -31F and we did an inspection in Brookfield that morning; it was very dry and sunny and actually not bad out.  With windchill -51F, that means you have to wear a hat and gloves ;-)

I had two properties with high efficency heaters ice up on me; which is a problem, as the interior temperatur drops fast and you end up with frozen pipes. Makes the case again for the chimney vented models based on what i call "Russian technology". Like an AK47, always works no matter what. And a kitchen faucet that is still frozen, but we should have rain on Monday, so that will take care of itself.
