where do i start with flips and rentals w no experience

I have no experience flipping houses and little money to start out. I have acontractor who is willing to partner with me and commit using my financials and his sweat equity. However i might have enough for a down payment but not much for reno or repairs. Ive researched all the types of loans available but not fully understanding how to put them into play. where do i start and who should i speak with.
