I have pretty much everything (so i hope) all set up from private money, rehab cash, contractors, realtors, inspections and a mentor for my first deal.

What would you advise to watch out for on my first deal? or what would you wish you have done differenly on your first deal?

Don't be too eager to put the property on the market before everything is 100% finished.

The first week on the market is critical.. If you price aggressively, and have a great product you will have offers.. That's why it is important to have everything perfect..

Everyone who is currently looking will see the home in the first couple weeks. After that you are basically waiting for new buyers to come on the market... Not something I like..

If you get a offer the first week, make damn sure to work with it if possible..

I screwed up by getting a minimum profit stuck in my head ($30,000).. I had a solid offer the first week that would have netted me (20K)... I didn't accept and it took 6 Months to finally sell...

Guess what my net was after holding cost.. (About 20K lol..) Live and learn.

After 6 Months you start thinking less about profit and more about just getting back your downpayment lol..
