Leasebacks when wholesaling

Hey BP!

I am a new investor in the Dallas Fort Worth market. I came across a property that is in preforeclosure. I was planning to just do a wholesale, but the seller stated they would prefer to do a leaseback? Does anyone have experience in this, and could this work in this situation?
