Getting started in Southern CA

Hi Everyone! 

I’m very new to the site and wish I would’ve learned about it sooner. However, I’m here because I have that urge inside of me to take action after years of questioning myself with what ifs. I’m in a unique situation and I have what I feel is an okay foundation to get started.

I’m currently living in the Los Angeles area which can be hard to break into because of the prices. Ideally I’d like to start with a duplex or triplex. What I feel is a good thing is that I currently manage a property of 20 units and have a low amount of rent that I’m paying and have a small amount of cash saved up to finally get started along with a decent job and a very very small amount of debt. 

I have about $40k saved up and make roughly $110k a year and only have about $1500 in monthly expenses (rent, car, utility bills etc.) I just wanted to hear some of your guys advice or possibly meet some people in the area to get started.
