Flippers in Toledo, Ohio

Looking to do my first flip in Toledo. Any advice from flippers already in the game? Areas to avoid? Trying to avoid Land Bank homes. Are tax sales a good way to snag a flipper? Do you use a realtor?

Toledo is very tough market for flips my suggestion unless your trying buy and hold in that market is go elswhere maybe try columbus OH instead
