Bad Credit and Investment Home

So Im wanting to buy a couple investment properties in Memphis. Credit score is 570-580. I have 50K liquid and about 30k in HELOC. I have a cosigner with score of 750. Any creative suggestions or am I looking at hard money loan? If so any recommendations for ahrd money that I'm not gonna get gouged too bad.
