Getting rid of a long term tenant

Hello,

I am writing this post because i am in a delima.

I currently own a multi family property which i purchased with a preexisting tenant that has been living there 15 yrs prior to now. They pay the rent not always on time but i recieve it.

The unit that they rent needs to be renovated. They have been situated there for so long any ideas how i could get them out without causing to many problems. They are on a month to month contract.

If you have any ideas please let me know
