Starting My Tiny House

My wife and I want a Tiny House as an occasional getaway house, and put it on Airbnb when we aren't there. However, it sounds a lot easier than it is. If I could find one on land for sale I'd buy the whole deal but I can't seem to find that either. 

Getting the actual tiny house is the easy part it seems. I am in Maryland and hoping to get one either in Maryland or nearby in PA or VA. Has anyone else done this process before? Where do I find land? I know all land isn't created equal. How do I find land with utilities and how do I get the trailer (Tiny House) connected?

See some great ones on Airbnb currently but not sure how to get it to that point. Hopefully you can give me suggestions

What you're going to run into is that in many counties it's illegal to camp on your own land- which is how they view the tiny house on wheels. 

Do some careful code searching first to figure out where you can park one legally.
