Offer Low to make numbers work?

The numbers seem to be so close in every analysis I do in the areas around me that I’m searching for multis. Currently I’m just researching deals on the mls.

Should I make a low offer on these properties to make the numbers better work for me or should I just give up looking on the MLS and drive for dollars as I am in my work vehicle a ton and just try to find properties that appear to need work, locate the owner and either cold call or send letters? My only concern with off market is properly figuring the right price to negotiate and finding the ARV quickly and accurately.
