I need advice on buying a property please help

Hi everyone I am having a big argument with my girlfriend right now on the topic of having a cosigner for a duplex. Here is the issue of have lots of cash and liquid assets to out towards a duplex however my income is to low for a loan of that size without a cosigner, my girlfriend does not want to buy a house together because we are not married yet, we decide at first to ask my family however they are not financially secure enough to cosign for me so she want s to buy the property in her name instead with her mother as a cosigner but she wants me to put down payment on the property and it just feels like I'm making all of the risk and no reward
