Starting real estate investing

I’m currently a freshman college student and eager to start my real estate investing. My biggest problem is figuring out where to start. I have a small amount of savings and plan to ask family and friends to help financing. However, I can’t decide if a rental or flip is the best way to start to get some capital raised. I plan to invest in my hometown, Louisville, KY, and know the areas pretty well. Any advice on making a decision on how to start would be very appreciated!
