Looking where and how to start?

Looking where to start...? I have a home in Colorado near Denver with $200k-$250k equity, do I sell and get in a cheaper market? Self-employed and loans are a challenge... Best areas to get started with this $? Considering FL... Any tips and advice are greatly appreciated

Also I can keep my home and rent mortage is $1000, rent in area about $2000 it out but can't free up equity because of insufficient income to qualify for HELOC for additional property

Any recommendations on finding owner carry? have excellent credit and down payment

More than lending I am trying to find a place where I might be able to take that equity and get a small fixer upper single family or multi family to get the ball rolling on investment just need to find the right low entry market...

Should  I  try to flip to build up more money or fix and hold and try and borrow equity?

I'm self employed as well and went through Bank of England for 2 properties I just bought in Mississippi. Of course I had to provide tax returns and a P&L but it wasn't difficult at all and still got rates under 5%.

Why not look in Southern Colorado . . .
