So this is my first time ever buying an investment property.. really nervous and hoping I don't lose money.. here are the facts

ad says Multifamily (2) Units

2 bed 1 bath

1 bed 1 bath

selling for $40k

both units are rented out for total of $1100 ( courtesy section 8 )

does it seem like a good deal?

Those are not facts, they are teaser lines.

Whats the condition of the property, have you inspected it. whats the financials look like ? Did your review the leases ?. Check the county for code violations ?

What you are buying right now is a 5 line ad based on someone else say so.
