Create first contract for wholesaling

When meeting a motivated seller what contract should be presented? Should the title of the contract be "Purchase of property agreement" or Assignment of Contract" which include a seller's info entry space, assignee info entry space, and assignor info entry space? Or is it better to have a contract created by an attorney depending on the deal altogether? I'm trying to understand the first tangible building block for my business.
