Duplex in a rural area

Hey BP,


So I've found a solid duplex for sale in rural Georgia where the local city has a population of ~25k. Each unit is 2 bed 1 bath. The numbers all work out great but I had a question on actually determining rental demand. I've joined the local facebook groups and there's a lot of people looking for single families. I've also been looking at zillow and that's not much help because there's not much listed. Is there a better way of understanding the demand of a rural market? I know it's all kind of a guessing game but it'd really help put aside the worry of purchasing a great duplex just to have no one interested in being a tenant. Both sides are currently being rented though so there's at least some tenants in there now.
