Hey, guys, I'm want to do brrr , but I don't have any money, I found a private investor that wants 10% rate 

is there any other option cheaper? or lower rate

cuz Ill have to pay for realtor who finds me a deal

for rehab 

10% back to the lender

bunch of closing fee

Is this worth it ?

will I get any profit
