Do i need a website for my business ?

Hello, My name is Tonei and I'm a start up real estate wholesaler in the Indianapolis, IN area. I know that in today's society, having a website is great for business. I guess I'm not sure if I NEED a website before I start reaching out to sellers/buyers or could I create one once I got more deals on my portfolio?

I started one just for fun. Talk about my real estate stuff, share book reviews, etc. I didn't need one and I didn't do it for monetization. I just did it to get thoughts out and create a presence.

and yet, I am astounded by how much money it's made me in a year for a tiny investment. If you make it nice, authentic, and provide value, you'll gain exposure and legitimacy. Building a website has been one of the best return on investment projects I've done so far. Highly recommend everyone start your own, people underestimate the non-tangible benefits and wait way too long to start one. Start now

@Toneisha Moore As an agent, you will need to begin building your identity as a trusted advisor in wholesalers in your area.  I would begin with a Facebook page.  With social media, or any other type of marketing you need to understand VRIN scores:

V stands for value.

R stands for rarity or how rare it is.

I stands for inimitable

N stands for non-substitutable.

Value means you are giving your followers what they are interested in. Your posts need to be reaching your audience's values. I know my audience values growing their wealth safely, so I create content that shows how we do that. People value the payoff of real estate and investing, so I post my numbers, analysis and all the great tips that my businesses have profited from.

Rarity is how many other accounts are out there posting similar content. The more content that you provide that not many people get to see, the more excited people will be when they see it. It’s common sense. Rarity is the amount of emotion that people get when they see your post.  Inimitable means your post is hard to recreate. It means that not only is it rare, it’s unique and genuine.

People can tell when what you’re posting is trying to be like someone else. You have to be unique, so others can’t reproduce what you’ve created.  Non-substitutable is similar to rarity, but it also means that what your posting is relatively impossible to be replaced by something new.

You need to create timeless content, so as time goes on, your post is still relevant.  If you master these, your business will grow and you will create a loyal audience because you understand why your audience follows you and engages with you.

That being said I don't necessarily think you need a website although it wouldn't hurt but you definitely need to make your name known not only in the real world but in the virtual world as well.

Yeah nothing says I'm legit like a nice polished website. If you are going to be wholesaling or anything else for that matter, the website should be one of your first things you do so you can begin working on SEO and getting inbound leads.

I think having a website will serve you well. You can post all the info you have on a house and push people to the website vs. fielding all their calls. It will probably save you time.

You'll want one for two reasons (you can decide if this is important to you)

1) If you're emailing/mailing people or advertising online, you'll want to direct to your site where you can capture their data (name, address, etc.).  You can then import/sync that data with whatever lead follow up / management tool (CRM) you have

2) Legitimacy.  When someone asks me about a property for sale, I look them up.  No website is a red flag.  So are cheesy canned wordpress sites that have "Enter contact details here" when you go to pre-canned links like "About"

Hi Tonei, I don't think having a website is necessary at this stage of your business. In my opinion, your main focus right now should be building up your buyers and sellers list and most of those people don't care if you have a website or not. I think it's far more important to go out there and meet with your sellers, buyers, and other wholesalers through meetups, auctions, and even finding them online on BP, Craigslist and such. That is a good question.  The barrier to entry on a cheap website domain that looks professionally done with WordPress is pretty reasonable, but you do not want to get sidetracked on creating something overly complicated.  I would reach out to other whole sellers that have the business model you are looking to emulate, and see what they say.  Hope this helps.

@Toneisha Moore For any business what really matters is presence and platform. How can you establish a presence in the market of your product so that people find your product and recognize the worth of your business? What platform will you use to establish such a presence? There are many platforms(options for establishing presence) out there to include social media, podcasts, websites, etc. If you are able to do all the above, presence is established much quicker and credibility is that much clearer to the end user.

Creating a Facebook page or LinkedIn profile is a really very easy bar to entry for at least 1 platform and can be linked in online profiles, email, etc. Regarding a website, not all websites need to start in Wordpress which has a higher entry cost or learning curve. Choosing to pay a relatively low annual cost for a service that enables easy website creation such as WIX, Squarespace, 1&1, etc could be an option.

Another option I have seen for investors and wholesalers is simply becoming a member of a REIA group or BiggerPockets for example, that has a online network/marketplace. In this way you get a profile, presence and post listings.
