newbie ISO Core 4 - Cleveland Ohio area

Hello! First post here. I'm a newbie. Currently real estate agent in Southern California, grew up in northeast Ohio and looking to invest in the Cleveland area. Been reading and learning for about 2 years now and ready to take action. 

ISO a great real estate agent, referral for BRRRR friendly lender, property manager that will check up on rehab, and reliable contractor.

How can I help you? I am from the Cleveland area and still know many people there. Can I send you referrals? Can I post or share something on social media for you? 

For the real estate agent - I am a licensed agent in CA (been in the game about a year) and I am familiar with the Cleveland area as I grow up in Mentor, OH. What I (think) I need most help with is identifying locations and getting more information on places we are interested in. Example: the west side seems to be a great area for rentals, but does somewhere like Edgewater have too much crime for the properties to be worth it?

[I removed the portion about the lender because it looks like I cannot request this here.]

For the property manager - Looking for someone who will also check in on the rehab process and perhaps hears about a few off market deals from time to time.

For the contractor - My boyfriend. who is embarking on this adventure with me, has been in commercial construction for the past 6 years, he is really going to handle this one.  

Figured it was best to post in detail. Advice for a newbie trying to long distance BRRRR as first project welcome!
