I’m a 23 year old recent college grad of about a year and a half now. I live in Rome, Ga and am trying to learn as much as I can about real estate investing. What advice would any of you give to somebody who is just getting started?

Focus on making money and increasing your high-income skills.  Don't worry about investing unless you have money.  It's called INVESTing for a reason.  Can't invest with no money.
