Title search turns up a problem. Do I continue?

So I've started the process of doing a title search. The title search has uncovered a problem.

The deed to the house I'm planning to purchase and the home next door have somehow got mixed up. According to my lawyer, It's a problem that can be fixed but will take some time.

My issue is that the seller wants 6k up front made out to her and not the lawyer. The 6k. Is to be the first in yearly installments for 3 years. My concern is giving her the money and for some reason the issue taking a long time to resolve or not being resolved.

If it's not resolved and shes spent the money then we've got a mess and if there are problems and .it takes a long time to resolve then my money is tied up with nothing in return to it is fixed.
