Account Closed yes I do CMAs all the time for clients of mine, and most of them don't lead to me getting paid directly. It is part of the business. A good realtor is part of your team, although you will definitely find deals through other off market sources once you get going.

@Fili Aguirre - Assuming you are taking residential, you can get a good idea this way:

• Go to Redfin.com, enter your city. 
• To the upper right of the grid of properties is a link that says "More Filters"
• Toggle off For Sale and toggle on Sold
• Set the date range to be the last 6 months. 
• Set the Beds/Baths filters to be similar to your property. 
• Go through the results and find properties that are similar to your that sold in the same neighborhood. Try to find 3-4.
• If there is a difference in condition like a nicer kitchen, new roof, etc... I try to take a guess on thats worth and adjust the price based of that house on that to match mine. 
• Take the sales price and divide it by the square foot to get a price/square foot.
• Determine the average cost/square foot for all the properties. 
• Multiply the average cost/square foot by the square footage of your subject property then subtract 10-20% to be conservative.
