anting to invest using BRRR but I have a question or two

Hey guys, I'm new and wanting to start investing using the BRRR method but I'm kinda stuck on something. I'm looking to buy a property around 100-120k all in. My question is if I have about 50k which I would be able to use of my own money, should I use my money and loan the rest, or use a loan for all of it?

Also should I barrow money from a private lender or get a conventional loan from a bank considering the house is in a condition to which a bank will loan on it. And if using the conventional loan way is better how would that work on the refinance part of brrr?

pardon my ignorance if I’m not understanding something correctly.
