questions about buying rent ready properties

Hello everyone,  hope everyone is doing well.  I wondering could anyone give me some input....I am finding properties that have been sitting for a while on the mls and some of those properties are just about rent ready but I do know enough to know there is always something that can be replaced, fixed, etc.  I wanted to ask what are some disadvantages to buying a property thats already rent ready?

Why are the properties currently vacant?. Are they brand new? Are the sellers moving before they sell? Are they thrashed so bad they can't be rented. Is the market bad for rentals. Are there too many vacancies in your area. According to the last census, something like 30% of the people moved out of Memphis in the last 10 years. That would leave a lot of vacancies, but according to everyone in California, the rental business is hot in Memphis.

I'm not one to usually do this, but I have to set the record straight because that 30% decline in population comment is 100% wrong. 

According to the actual data from the United States Census Bureau website (see link below), Memphis' population has grown 0.6% since 2010. And, that doesn't count the growth in the suburbs and surrounding areas.  That's not off the chart growth, but the City and MSA are NOT losing people.  In fact, the entire State of TN is experiencing very positive migration.
