How much value does double vanity add to SFH

Question

I just toured a place today that i really liked, the only thing about the place is it's got a single vanity sink for the masterbath( the bath itself is quite small and doesn't have space for me to change it to a double). Everything else looks quite good, the house's built in the 70s so it looks dated and needs cosmetic TLC.  How much value/how important is the double vanity adding to the house?

$1? $2?  I know I see a lot of home buyers and remodelers on tv go on and on about second vanities but I have no idea what percent of my houses have dual vanities, it’s never mattered. Maybe it’s a Vegas thing where the odds of both people using the master bath at the same time is low? Maybe it’s a modern fact of life that couples don’t get up/work/wash at the same time?

I just rehabbed a buy and hold SFR. I splurged and turned it into a double vanity with granite countertops. If I ever want to sell it, that would increase the value quote a bit. My tenants love it too and I’m getting too dollar for this rental. I figured I might as well make this place look great now, vs waiting years later when I sell. Plus I’m guessing this home rented out fast due to the extras I didn’t have to put into it.

Tenants probably care less, but buyers do. Even if not practical as mentioned above. Mama still going to want it. Period.

In my experience it IS a deal breaker more often than not. I don't show a lot of rentals anymore and would agree that it matters less to a tenant than a buyer but I have seen many buyers and a hand full of renters pass on properties for that reason. I would say it matters less in a condo/apartment and significantly more in a SFR. I would also say the importance of the second vanity increases the better the economic situation of the tenant.

thanks for the reply. Yes i am buying for househacking in so i don't really care for it. But im trying to plan exit when it comes time to rent out the place, if it's going to be a difficult lease due to families(wives) seeing that and decide to rent elsewhere.

To a renter, probably minimal concern. To your wife....now that might be an entirely different matter if she was the one living with it.

I just bought 2 brand new places with single vanities in the master baths. Oh well. A tenant will live there because of the location being near to where they want to be, maybe the schools are where they want their kids?

I would say vanities would be right down low on the list for a tenant. But for my wife, it could be a deal breaker. Don't get hung up on small details, unless there are lots and lots of small details.
