How to determine vacancy rate and cash flow

When looking at property’s, how do you know that it’s going to be easy to rent out? How do you determine if the cash flow is going to be worth buying, and how do you determine what area to buy in?

The number one rule to real estate investing is knowing your market.  It would benefit you greatly to get a mentor or partner up with an existing real estate investor and invest in one of their deals.  As part of your due diligence process ask questions such as : why this neighborhood, how did you determine the market value of the home, what do you think annual rent escalations will be and how did you come to that conclusion, what do you think annual maintenance costs will be, what vacancy factor are you using in your model? And so on and so on.  I highly recommend this approach until you feel comfortable to venture out on your own.
