10M a Year Commercial RE

Hello,

 I am just curious about what it would really take to make $10m a year in commercial investing. In particular multifamily and shopping centers. Would most of this come from just cash flow or mostly flipping and making a profit? I know this is very vague but I'm very curious. Thank you!
