Looking to start some direct mail marketing campaigns specifically focused on distressed properties (Pre-Foreclosure, Leins, REO, etc.) I am looking for reviews and opinions on everyone's favorite list sourcing websites or software. I am familiar with the common ones like listsource.com, realtytrac.com, and some others, but given that this will be something that I am sinking some money into, just want to get some more feedback prior too. One of my concerns is the frequency of the list updates. Are these done daily, weekly, monthly, etc?
Any help or insight would be greatly appreciated. Thank you!
@Jeffrey Moore Most lists are updated overall on a monthly basis - but each county in the country dictates their own frequency for reporting.
There are some list brokers who can help you with some of the newer motivated seller segments. Some that you mentioned get used by a lot of investors so you will be competing with other offers. It can be difficult for you to stand out.
Whoever you use, be sure that the list is run through the National Change of Address (NCOA). You don't want to waste postage sending to the old address.
