Mobile Home Park Calculator

Hey guys and gals. I might be in over my head hear as a newbie but i have recently come across a mobile home park here in BC. Purchase price is very lucrative and the revenue seems legit. What i am trying to figure out is how to evaluate the deal in a real world like the BRRRR calculator or rent and hold etc.

Is there anything that  i should be paying close attention to? Things to look for, things to avoid?
