Examples and business plans of using OPM (investors money) ?

Hey, I'm fairly new to investing, but I've got a lot of connections/resources to potential investors. I'm wanting some basic examples on structuring a deal with an investor. I'm mainly talking about single family rentals/flips. Other than 50/50 partnerships, are there ways I could use 100% of investor money?
