Looking for where to invest ?

Question

I have to invest out of state (am leaving Seattle area soon anyway) - Any recommendations on cities / States ? I need help on where to begin my research and/or invest? - Any good Turnkey provider recommendations as well as I start out?

@Robert Duffer I ALWAYS recommend investing where you are. Not sure where you are moving to but that would be my first suggestion. After that, I would look for an area where you have some connection; family, friends, a favorite vacation spot. This is ideal because you will want to make a personal visit at least once a year to check up on any long term investment and even more often for short term (flip) investments. I wouldn't go market chasing. You can find good deals in just about every market. It may take longer to come across those good deals in some areas but they will still be there. You also want to do your homework and find out what is going to work for you financially. Not just how much you have to invest but the taxing situations. Check and see what the cost of doing business in a state is, LLC fees, income tax, property tax, etc. and then check the taxing situation in the state you end up in, do they require and charge for you to register the LLC in that state, state income tax, etc. I know you are asking for other people to tell you where to invest but people are successfully investing in every market across the US and making money because it works for them on a micro economic level. Find what your micro economic situation is (the questions listed above) and that should help give you a lot of guidance about where to invest.

I do not know any great turnkey providers, however, I have heard a bunch of horror stories about a few. Tread carefully when working with a turnkey company.

Many investors from big markets out West like to look into markets in the Midwest such as Cleveland or Cincinatti where the prices are low, but the rent keeps going up. Your dollar goes further here.

As an Upstate New Yorker I can say taxes are high, prices are lowish, and in general most populations are slowly declining.  I’m sure certain areas may be OK, but not as much appreciation as you’d see in a growing population.

@Jeremy Denmon Thanks for the advice...! Funny you mention NY - I have family in both Buffalo and Queens NYC. I didn't think REI would be profitable there...I wouldn't mind exploring a bit.
