When to start an LLC???

My husband and I are on the hunt for our first LTR. We did have a long-distance vacation rental until last March. We decided that we wanted to bring our money back home and start scaling around here(WI). 

At what point does it make sense to start an LLC. Our accountant said it isn't necessary, our attorney said it's better to get it started right away and our lender said he can get us better rates for the first 10 properties if we don't get the LLC.

I'd love to know your thoughts!
