Crowdfunding for Investment Properties

Has everyone used crowdfunding to fund their investment property? What process did you use to fund your project?

The process is exactly the same as not-crowdfunding, except that you can market to people you didnt previously know. You can add on more bells and whistles if you want (a fancy platform or website or whatnot), but people will still invest based off fundamentals
