How do I find investors for raw land development?

Hello all,

My wife and I purchased a property in Pennsylvania. It's in a lake community with some amenities. Problem is that we've had the land for a few years now and we don't have the funds to develop it. It started as something to flip quick, (bought it at auction with intent to sell for profit). My question is, how can i find an investor who will help financially to develop and build for cut? And what would the appropriate percentage be? Any help is greatly appreciated as this will most likely help start a career in investing for me. Thanks in advance.
