Flipping new Builds

Has anybody experimented with flipping new builds? With the way the Phoenix market is going it seems like a new build of a starter home would sell very quickly and for top dollar. Is this a valid business model?

I would do searches on here for housing development or new construction. Or change around the wording on this post maybe.

Flipping I think implies you're buying an existing house to resell.
