Structuring A Partnership???

ok, so someone says, "I need investors to back me in buying and rehabbing some properties". Yes of course find a good attorney to structure the partnership, but:

1) what kind of attorney works on this kind of arrangement? And what should the approx. cost be for this type of service?

2) if the trust is there between prospective partners, but more than a handshake is needed, how does one go about self structuring? Forms?

3) Thoughts, comments, and real life examples of both good and bad partnerships would be appreciated
