Why do you want to sell?
How much do you owe?
What kind of condition is it in.
How long have you been trying to sell it?
What have you done to try to sell it?
Why do you think it hasn't sold?
Is there any time frame you are tying to meet?

Is it vacant or occupied?
Do you have a tenant?
How much is the rent?
How long has the tenant been there?

If I could take over the payments until I find someone to buy it from me, does that work for you?
Which is more important a fast sale or getting top dollar?

And lastly the one that has made me the most money
"Do you want any money for it do you just want to get it out of your name?"
