I need help and advice

My friend and I will have about a 100,000 dollars to invest. I want to use this wisely and put it where it can make the most out of it. I was thinking about buying a little fixer up and then use what is left for down payment for another house. Think of renting house then sale later. Or I was thinking of buying apartment buildings. I want to do more apartment buildings more than buying houses. So any advice would help. Also, let me know how i can use this money to get an apartment building if that is the case or how should I buy houses with 100,000 (like buy 3 houses and use these as down payments or something) Thanks!
