Where to begin???????

Hello. New to the real estate investing and the BRRRR method seems like the most optimal way to go. So where does one go to get the first loan? And how do I know what to renovate? Do i get an appraiser to walk the house with me to tell me what needs to be upgraded and then bring my contactor? Or is there another way to do it?

Also the current location i am looking at is a 4 plex with 4 studio apartments would it be better to make it into a 2 plex with more room per apartment?
