Multiunti house buying options

Hey so I'm looking to buy my first investment property, I was looking into a duplex here in Tacoma WA and found out that the numbers on the duplexes I found( ran the numbers with the existing information provided)showed decent cash flow. And I was curious if there a way for me to actually buy a duplex or higher on a FHA loan or a loan without large down payment, so basically no or minimal money down. Right now I'm just trying to figure out what way to approach this. My plan was to house hack but before I do that I need to save a down payment Because the FHA loan is the only one I know that works with the lowest down payment. Thank you for you help!
