Sub2 house hack possible?

Is this even possible? Or unlikely?

If I did my marketing, how likely is it to find a good opportunity for an owner financed situation that I could house hack?

I dont need this, but i dont have alot of capital. if I could save for a smaller down payment for a 4plex, rent 3 units and live in the 4th rent-free why wouldn't I? I could even airBnB it...

Pipe dream? How would this look?
