what kind of property damage should I absolutely avoid

Hello! I am just starting my plan on getting my first investment property this year. If any of you could help me determine what kind of property damage I should avoid either because it costs too much to fix or it is just too difficult/ time consuming (things like termites, gas lines needing repair, roofing, etc.). I plan on getting a single family property. thanks in advance!

@Jonathan Miranda I’d say stay away form any repair YOU don’t understand. For most people, that’s foundation and structure issues. For some that might be significant electrical issues or reconfiguring rooms.

You’ll probably get a contractor for all of these anyway, but if you can look at the problem (like a roof) and sort of figure out how it works to fix, you’re a good step ahead.

When you (or I) look at a bowing brick foundation... I know it’s a big project, but I wouldn’t know even where to start. It’s probably too big an issue for me to worry about now.

Heck, some people can handle paint and that’s about it! :)
