One year home warranty’s

Currently reading The House Hacking Strategy by Craig curelop, and he mentions one year warranty’s after closing. That seems like a great deal but is it common for the seller to agree to that? I’m assuming if the seller agrees to the one year warranty he has the right to increase the asking price, correct? After all the research I have done, this is the first time I am reading about one year warranty’s. Thank you In advance.
