House Hacking Properties near Tracy,CA

Hello! 

I am transferring to university in the next couple of months and was trying to find a property to invest in so it can be house hacked as my first investment. I am seeing a lot of mobile homes and single family homes that make sense to invest in. Does anyone have any suggestions for buying a house while in college?
