Dumping a month to month tenant ??

Question

I’m in oak grove Kentucky I have a tenant that has a 1 year lease and that has expired and now she’s on a month to month, how do I kick her out? How many days notice do I need to give her? Do o hv to give her a reason? What if she won’t leave.

KY real estate law requirements are not as stringent as some states but there is still a process.

It sounds like you need to file for eviction through the county court. You don't kick her out, the court would order her out.

She’s around 50 years old pays rent in full but usually late

She hasent paid February rent at all. This is the longest she’s ever gone without paying but idk if I honestly think she will even make march rent plus the month she owes. I kind of want to get someone ealse in there.

This is only my 2nd duplex so I’m pretty new to this. You think I should let her fly? Or kick her out?

Why kick out a tenant that is paying? Are you trying to sell the property? Why not renew the lease. The point of owning a rental property is to keep a paying tenant in there as long as possible.

@Cody Merkes read your lease. Most states and most leases require 30 days notice (but some states are as fast as 15). Let her know that you’re ending the lease as of xx/xx because of some changes. No need to provide any reason. Remind her that you’ll return the full security deposit if the house is clean and all trash removed.
